  • Who Needs Local Law 152 Inspections?

    In New York City, Local Law 152 mandates that all buildings, except for those designated as one and two family homes, must undergo a gas piping inspection by a NYC Licensed Master Plumber.

  • When is my building inspection due?

    Community Districts 1, 3 and 10 are due: January 1, 2024 – December 31, 2024


    Community Districts 2, 5, 7, 13, and 18 are due: January 1, 2025 – December 31, 2025


    Community Districts 4, 6, 8, 9, and 16 are due: January 1, 2026 – December 31, 2026 


    Community Districts 11, 12, 14, 15, and 17 are due: January 1, 2027 – December 31, 2027

  • How often is Local Law 152 due?

    Inspections must be completed every 4 years in accordance with the DOB's outlined schedule.

  • What buildings are exempt from Local Law 152?

    Buildings that fall under the Occupancy Group R-3, as per the Building Code, are exempt from this requirement. Occupancy Group R-3 includes buildings with the Department of Finance (DOF) Classification Codes of A0, A1, A2, A3, A4, A5, A6, A7, A8, A9, B1, B2, B3, B9, M3, M4, N2.

  • What are the penalties for noncompliance?

    Failure to comply with filing the Local Law 152 inspection will result into a $5,000 fine, issued directly by NYC Department of Buildings.

  • Can pre-inspections be conducted before the actual Local Law 152 inspection?

    Yes, pre-inspections can be conducted to identify any potential code violations or issues before the actual inspection. This can help property owners and managers prepare for the inspection and address any necessary repairs or corrections beforehand.


Local Law 152 Frequently Asked Questions

  • What if I don’t have a gas piping system?

    Buildings that do not have gas piping must still submit a Gas Piping System Periodic Inspection Certification. The certificate must be signed and sealed by a Licensed Master Plumber (LMP) or a registered design professional. Please refer to due dates for when certificate needs to be submitted.

  • Utility already inspected my gas pipes. Why do I also need LL152 inspection?

    JTG Master Plumbing is not associated with Utility/ConEdison. 


    ConEdison/National Grid or other utility company is typically responsible for the piping conditions for pipes immediately after the meter. You are responsible for the piping after it has entered the building.


    You are responsible for inspecting and repairing any hazardous conditions of the pipes in accordance with the Local Law 152 standards.

  • Is there a pressure test required for LL152 inspection?

    There is no pressure test required in the LL152 inspection.

  • Can we file my Local Law 152 paperwork before my due year?

    Unfortunately, we cannot submit your paperwork earlier than the year your property is due. If you have multiple properties, you may have multiple due dates, depending on where your properties are located. We will have to file your LL152 paperwork in accordance with the year each individual property is due.

  • How do I request a change to my LL152 inspection date?

  • Can you help me file for a LL152 extension?

    It depends on your situation. If you are close to the due date, contact JTG to help file an extension. If you are already past your due date, you will need to file as soon as possible.

  • Who completes LL152 gas piping inspection?

    In order for your Local Law 152 inspection to be accepted by the NYC Department of Buildings (DOB), your gas piping inspection must be completed by a Licensed Master Plumber (LMP), or a qualified individual working under the direct and continuing supervision of a LMP. Inspections must be completed every 4 years.

  • Is JTG working with/for the NYC Department of Buildings (DOB)?

    JTG Master Plumbing is not affiliated with the NYC Department of Buildings (DOB). We simply perform Local Law 152 Inspections and file your paperwork in accordance with the DOB processes and requirements.

  • How much will plumbing repairs cost?

    JTG is not able to determine the cost of repairs. We advise on what piping issues are observed and report on what conditions are required to be brought up to code in order to comply with Local Law 152 standards.

  • Do I get a discount for inspecting multiple buildings?

    At this time, JTG Master Plumbing does not offer discounts for multiple building inspections.
